An immediate non-refundable deposit of 10% of the total agreed rental cost is required to secure a booking.
Full payment must be made 10 weeks in advance of the scheduled arrival date.
A security deposit of $300 / €200 / £150 must be provided with the full payment 10 weeks in advance of the scheduled arrival date. This will be refunded to the renter within 4 weeks of the end of the rental once it has been ascertained that no damage or loss has taken place during your stay.
In the event of such damage or loss, the replacement or repair costs will be redeemed against the security deposit and the remainder (if any) will be returned.
If the replacement or repair cost of any loss or damage exceeds the amount of the security deposit, the client must agree to pay the full costs associated with such replacements or repair.
Payment for pool heat, which is charged at $25 / €17 / £13 per day or spa only heat, which is charged at $12 / €8 / £6 per day, must be provided in advance with the full payment
The villa will be professionally cleaned before and after the stay at no charge for stays of 7 days and over. A charge of $130 / €95 / £65 will be applied to the overall cost for stays less than 7 days.
A telephone is provided for the clients convenience. The telephone provides free phone calls throughout the Unites States, Alaska, Hawaii, Puerto Rico, Guam and the U.S. Virgin Islands. Any calls made outside this jurisdiction, must be paid for by the client. International call cards are available form local stores for calling overseas.
Payments can be accepted by cheque or Paypal.
If Paypal is used, the client must agree to pay a 3% charge for each transaction.
In the event of a cancellation, the booking deposit will not be refunded.
If a booking is cancelled after the full payment has been made and in advance of 4 weeks prior to the scheduled arrival date, 50% of the full payment and the full amount of the security deposit will be returned.
If a booking is cancelled within 4 weeks of the scheduled arrival date, the full amount of the booking will be forfeited by the client and the security deposit only will be returned.
If possible, changes to bookings will be accommodated. Such changes must be advised at the earliest possible time.
The client takes full responsibility for traveling to and from the villa. In the event of the client not being in a position to avail of all of the rental nights due to delays or changes in travel arrangements, responsibility for such delays must be borne by the client and no reimbursement will be provided for the loss of any nights.
The villa will be available from the first day of your booking from 4pm unless otherwise agreed.
You must agree to depart at 10am on your scheduled departure date unless otherwise agreed. This is to facilitate guests who may be scheduled to arrive at the villa on your departure date Failure to depart on time may result in an additional nights charge being applied to your stay.
The maximum number of people permitted to stay in the villa is 14. Details of all people staying in the villa for the duration of the stay must be provided in advance
It is not permitted to sub-let the villa. Only the persons named on the booking form are permitted to stay for the specified duration
The rental client must agree to treat the villa responsibly ensuring that no loss or damage is caused.
The rental client must take responsibility for ensuring that the house is securely locked and alarmed at all times when it is vacated during time of stay and on final departure
No pets are allowed in the Villa
In accordance with the Florida Licensing Department, smoking is not permitted in the villa. Clients wishing to smoke may do so outside the house at the covered pool area. Any damage caused by smoking must be borne by the client.
Clients must agree to take full responsibility for the use of the swimming pool.
The pool safety fence will always be in place when guests arrive. This can be removed by displacing the catch at the top of the fence.
If the pool cover is on then it must first be removed using the roll-up device, before the pool is used – The pool cover is not for standing on or a play item
Children using the pool must be supervised at all times.
The pool depth ranges from 5 feet to 3 feet.
Diving is not permitted.
Pool maintenance is carried out on a weekly basis. It may be necessary for the client to facilitate such maintenance during their stay
The villa will be inspected prior to your stay to ensure that everything is in working order and in perfect condition. However, if you experience any problems please contact our management company (details are provided at the villa) who will be on hand to remedy any problems in a timely fashion. While unlikely, it may be necessary for a representative from the management company to gain access to the villa during your stay. You must agree to facilitate such access
We do not take responsibility or liability for any inconvenience caused to the client as a result of naturally occurring events such as inclement weather, floods, earthquakes or any events outside our control. Such events would include war, acts of terrorism, riots, civil disturbances, criminal acts, industrial disputes, fire, transport difficulties etc.
We do not accept any liability for events occurring outside our control such as death, accidents resulting in personal injury or loss or damage to items owed or used by the client.
Rental clients are strongly advised to obtain travel insurance prior to travel to cover for the full period of stay at the villa. It is essential that the client ensures that any insurance policies undertaken, covers stays in rented accommodation of this type.
We are very confident that we have provided every convenience necessary for you to enjoy your stay at our beautiful home. However, in the unlikely event that you wish to make a complaint, please notify our management company immediately of any issue that arises during your stay. It is essential that we have an appropriate amount of time to investigate any complaints and bring any issues raised by you to a satisfactory conclusion.
If possible, changes to bookings will be accommodated. Such changes must be advised at the earliest possible time.
